Molly MacPherson’s Pooler Sale to Etang Bistro | RIVR RE

David Gaule has completed the $2.85M million sale of Molly MacPherson’s Scottish Pub & Grill at 110 Towne Center Drive, Pooler, Georgia. David Gaule negotiated the transaction on behalf of the buyer and seller, completing the sale of the real estate, fixtures, fittings and equipment, and the business as a going concern to Etang Bistro — an established Asian restaurant operator already active in the Pooler market.

This transaction forms part of a broader two-location portfolio disposal of the Molly MacPherson’s brand, with the Richmond Hill location sold separately. The combined portfolio transacted at $4.375 million.

About Molly MacPherson’s Scottish Pub & Grill — Pooler

Molly MacPherson’s Scottish Pub & Grill was one of the most recognisable food and beverage brands in the greater Savannah market, operating since 2014 at 110 Towne Center Drive in Pooler’s Towne Center retail and dining corridor. The Pooler location built a strong and loyal following over more than a decade, serving Scottish and American fare alongside an extensive whisky and craft beer programme, with regular live music and weekly events drawing both local residents and the passing trade generated by the surrounding retail and hotel development.

The decision to sell the Pooler location as a going concern — including the real estate, all fixtures, fittings and equipment, and the operating business — required identifying a buyer capable of taking over a fully trading hospitality operation, not simply acquiring vacant real estate. RIVR’s role was to manage that process: valuing the combined asset, qualifying buyers for both operational capability and financial standing, and negotiating terms that reflected the full value of the business alongside the property.

About the Buyer — Etang Bistro

Etang Bistro is an established Asian dining concept with a strong reputation in the Pooler market. Known for authentic dim sum, fresh Asian cuisine, and a loyal customer following, Etang has built a track record as one of Pooler’s standout independent restaurant operators. Reviewers consistently highlight the quality and authenticity of the food — from hand-crafted dim sum and hot oil wontons to cold noodles and cucumber salads — alongside attentive service and accessible pricing.

The acquisition of the Towne Center Drive site represents a significant expansion of Etang’s footprint, giving the operator a well-established, fully equipped hospitality space in one of Pooler’s most active dining corridors. The Towne Center location benefits from strong surrounding retail and hotel density, consistent footfall from the adjacent retail park, and excellent road access from I-95 — fundamentals that have supported food and beverage operators at this address for more than a decade.

What This Sale Signals for Pooler’s Food & Beverage Real Estate Market

Pooler is one of the fastest-growing suburban markets in Georgia. The combination of sustained residential development, a major retail and hospitality corridor along Towne Center Drive, and proximity to Savannah/Hilton Head International Airport and I-95 has created one of the most active food and beverage markets outside of Savannah’s Historic District.

Going-concern sales of established bar and restaurant businesses in this corridor are relatively rare — operators in well-performing locations tend to renew rather than exit. When a site of this quality does come to market, the combination of an established customer base, a fully fitted and equipped kitchen and bar, and a proven trading history represents a compelling acquisition opportunity for an operator with the capability to take it on.

Etang’s acquisition of the Molly MacPherson’s Pooler site is a strong signal that independent restaurant operators are actively investing in Pooler’s growth story — and that well-positioned food and beverage real estate in this submarket continues to attract quality buyers at meaningful values.
